Leisure Lane RV Resort Guidelines & Rules

Parking: Parking is allowed in designated areas only. Please do not block driveways or park on the grass, in fire lanes or in any other RV sites. Due to space limitations, only two vehicles are permitted on site. Vehicles are not permitted to protrude from your site and impede traffic. Motorcycles or golf carts are allowed.

Speed Limit: A 10 MPH speed limit in the resort is strictly enforced.

Quiet Hours: Quiet hours are from 10:00 PM to 8:00 AM, 7 days a week. Noise must be kept at a minimum during this time. Generators are not permitted. Please respect and be considerate of your neighbors.

Trash: Please keep your space clean. Deposit trash in the conveniently located receptacles. Do not deposit any items such as hazardous items, furniture or BBQ’s into the trash receptacle bins. Examples of hazardous items include automotive batteries, paint, poisons, chemicals or anything that could be considered toxic.

Extended Stays: Please confirm space availability if you wish to stay extra days. Extended stays will be accommodated based on site availability which is not guaranteed.

Your Site and Rig: All RV’s must be clean, well maintained and self-contained. Rigs in poor visual condition, FEMA trailers, pop-ups and tents are prohibited. Please ensure that all electric cords, sewer lines, water hoses, and cables are kept in a neat and orderly fashion. If potable water is leaking at your site, the service will be disconnected at the source and the guest will be notified. Sewer hoses must have proper connections, be in good condition and properly installed to prevent leaks and odors. Should any fluids leak from your vehicle or RV, a clean-up fee will be assessed. Absolutely no vehicle repairs permitted on premises. Decks are permissible with management approval. Grassy areas are to be kept free of all items so that lawn maintenance can be performed. Storage of items underneath your rig is prohibited. Holiday decorations are encouraged but must be removed within (2) weeks of the holiday. Please do not cut or trim any trees or landscaping on your site. Only one satellite dish per site. Resort is not responsible for damages to items left in the grassy area. Outdoor items must be kept to a minimum. Prohibited outdoor items include personal pools and inflatables, excessive clutter, or debris. No upright storage containers, water containers, exercise equipment, refrigerators, freezers, or gas cans. Screen rooms, canopies, tents, and window A/C units are prohibited.

Resort property damage: Guests are responsible for any damage caused to Resort site or facilities for the actual cost of repair.

Alcoholic beverages: Alcoholic beverage consumption is permitted for those guests 21 years of age or older. Glass containers are not permitted in public areas or Resort facilities. Obnoxious conduct as a result of alcohol consumption is not allowed.

Visitors: All visitors must register at the office. You will be responsible for your visitors’ actions.

Smoking: Smoking is prohibited in all resort facilities and public areas. Smoking is permitted on the guest site only. Please dispose of spent smoking material safely and daily.

Fireworks: Fireworks are strictly prohibited.

Firearms: While Texas is an open carry state for licensed individuals, we want all our guests to feel safe and comfortable. As such, we prohibit open carry in our resort.

Clotheslines: Please do not hang clothes from lines, RV’s, trees, or fences.

Lake: No swimming, wading or floating in the lake.

Pool: No lifeguard is on duty. Children under the age of 14 must be accompanied and supervised by an adult over 18 at all times. Floating devices are not permitted in the pool. Water toys are allowed. Absolutely no running or diving. No glass containers of any kind are permitted in or around the pool area.

Fishing: Fishing is permitted and is catch and release.

Disturbances: If law enforcement is summoned for any reason other than medical or fire emergency, you will be asked to leave the park immediately with NO Refund.

Soliciting: Soliciting the guests of the park is strictly prohibited.

Pets: Friendly pets are always welcome in the resort. No Pitbulls, Rottweilers, Dobermans, German Shepherds or mixed breeds of such, or other aggressive dogs are permitted. All pets must be up to date on vaccinations. Pets must be kept on a leash all times when outside with the exception of the fenced dog park. Barking dogs will not be tolerated. No pet pens, pet fences, or dogs tethered outside unattended are permitted. Each guest is required to promptly clean up and dispose their pet’s waste. Failure to clean up after your pet will result in a pet clean up fee. Guests are allowed a maximum of two pets. Additional pets may be allowed at management’s discretion.

Off Road Vehicles: Off road vehicles are not permitted to be offloaded from trucks or trailers. Electric golf carts are permitted. Motorcycles and mopeds are permitted; however, they must be ridden quietly.

Violation of Resort Rules: Refusal to abide by any rule is grounds for eviction.

General Park Information

Mail: Mailboxes are located at the park for long term guests. A deposit will be required. Do not forward mail to the Resort unless you have a resort mailbox. USPS, FedEx and UPS deliveries are received daily at the Resort office. Guests may retrieve their packages at the office during office hours. A photo ID may be required.

Digital TV: Digital TV is available resort wide at no cost.

Internet Access: Free internet is available in the library for emails and surfing. Gaming and streaming are prohibited on park Wi-Fi.

Pool Hours: Adult hours are from 10:00 AM - 11:00 PM. Children’s hours are from 10:00 AM - 7:00 PM.

Office & Store Hours: Office & store hours are from 9:00 AM - 5:00 PM Monday through Saturday and closed on Sunday. The office & store will be closed on major holidays.

Laundry, Bath House & Work Out Facilities: The laundry, bathrooms and work out facilities are open 24 hours. Vending machines are available in the laundry.

Resort Water: While the Resort water pressure is regulated, we highly recommend using a pressure regulator on site to protect the plumbing in your rig.

Resort Electric: Service is provided by the local utility and not under resort control. We highly recommend using a surge protector to protect the electrical system in your rig and any sensitive electronics you may have.

Right of Refusal: Leisure Lane RV Resort reserves the right to refuse service at any time and for any reason. Guests will be removed from the resort in the event of inappropriate behavior or infraction of any of the rules set forth herein or posted within the resort.

Theft of Services: Leisure Lane RV Resort provides service hook-ups for RVs. Pursuant to Section 31.04(b), Texas Penal Code, any guest who leaves without paying for site services rendered or who refuses to pay for site services when customarily due will be subject to criminal prosecution.

Leisure Lane RV Resort is a close knit community. For the protection of our guests and staff, we maintain a Zero Tolerance Policy. Our goal is to provide a safe environment and an enjoyable experience for all our guests. As such, we reserve the right to refuse service to anyone at management’s discretion.

The resort and management are not responsible for loss, damage, or claims for damage to property or persons or guest due to fire, theft, weather or accidents from any cause. By law, Leisure Lane RV Resort is a service oriented business and therefore, we do not have a landlord/tenant relationship with our daily, weekly or monthly guests.
